you are a freeholder of a property on Brunel Close, Ovett Close or Telford Close, which form part of an estate. 

When the estate was created, the First Paxton's Management Company was founded in order to look after the communal and shared private areas of the estate. 

First Paxton's Management is a limited company. When you purchased your house and garage, you were asked to enter into a lease agreement which in return granted you one share in the company.  

First Paxton's Management Company is obliged to manage the garages, landscaped communal areas, parking areas, footpaths and garage accesses and to insure these areas – see below map showing areas highlighted in red and blue. 

As part of the lease you commit to make two yearly payments. One payment, currently set at £40 is to the Freeholder of the garages (PAS Management Ltd.) which covers the ground rent. The other payment, currently set at £100 is to the First Paxton's Management Company in order to pay for the maintenance of the communal areas and insurance.  

Croydon Council is not responsible for these areas as they are part of our estate.
